An informed perspective of the overseas property sector


As the global financial landscape continues to evolve and change; sometimes on a daily and weekly basis, certain opportunities appear to offer greater returns than others.

It is therefore crucial that investors are suitably informed when making decisions which are subject to these variants.

The same thinking is applicable when investors are seeking to take advantage of opportunities into overseas property investments; as these purchases can also be subject to changes in legislation which could(if not adhered to) affect their purchases and/or ultimately any exit strategy.

With this in mind Judicare has launched a monthly newsletter which will offer advice, country specific articles and information to investors in various destinations throughout the globe in relation to buying property and land overseas.

Neil Heaney Judicare’s CEO comments “a large majority of the enquiries we receive from clients looking to purchase property overseas or those regrettably already encountering problems centre upon their lack of knowledge concerning territorial differences in the buying procedures.

As an example buying an off-plan property in Cyprus is very different to other destinations as in most cases a mortgage is put in place at the point of purchase and the buyer begins to have the funds drawn down as the build progresses. In the majority of other countries a client would only be required to place a deposit (usually between 10-25%) and nothing further until completion of the project.

There are also issues such as the granting of Powers of Attorney to lawyers in these destinations; as the procedures necessary to legalise these extremely potent documents which need to be legalised correctly in order to offer the protection clients require can vary also from country to country.
