Probate & Property Sale in Cyprus: A Complete Client Service
We were engaged by a UK-based client following the passing of her husband, a Cypriot national who owned immovable property in Cyprus. The client had not travelled to Cyprus in many years and was unfamiliar with the local legal framework surrounding probate and property matters.
Probate & Estate Administration in Cyprus
Our first responsibility was to initiate and manage the probate process, commonly referred to in Cyprus as “Administration.” We worked closely with the client to gather all necessary documentation relating to the deceased’s estate and filed the relevant application before the Courts in Cyprus.
Following the appointment of our lead Counsel as the Administrator of the estate by virtue of a Court order issued in Cyprus, we immediately proceeded to:
- Identify and locate all estate assets by contacting:
- Local banks
- Insurance providers
- The Department of Land & Surveys
- The Cyprus Stock Exchange
- Apply to the Tax Department for official tax clearance
- Settle any outstanding liabilities on behalf of the estate
The issuance of a tax clearance certificate is a crucial stage, as no estate assets can be lawfully transferred to the heirs without it.
Property Sale Assistance
In parallel, we were instructed to manage the sale of the property located in Cyprus.

- A suitable agent was selected, and the property was listed for sale
- A buyer was identified promptly
As probate proceedings were still ongoing at the time, we prepared and executed a conditional sale agreement. This allowed the buyer early access to begin interior renovations, with clear terms for completion defined in the contract — all under our legal supervision.
Completion & Repatriation of Funds
Following the completion of the property sale and the receipt of the full purchase price on behalf of the client, the final administration accounts were filed with the Court, and the Administrator was formally discharged.
As part of our value-added services, we also assisted the client in setting up a foreign currency account to ensure competitive exchange rates for repatriating funds to the UK.
